AdMore Designs Ltd can guide you through the whole design/construction process from inception through to consent documentation, selection of builders, onsite observation, and contact administration until the completion of your home. The complete package, or we can provide a step by step approach that allows you freedom to choose and work at your pace. Services we provide are:

Concept Design

This is the first stage of seeing your initial idea made a reality, It can be the most exciting phase, where we the designer and listen and discuss your requirements, lifestyle, hopes and dreams.

It is important that you feel you’re able to relate to your designer as it makes this stage run smoothly. Do ask to see previous work or to talk to previous clients.

This stage involves:

Preliminary sketch designs (tailored to your desires)
Opportunities to listen and discuss the initial design and refine it,
Concept floor plans with 3D views which you can further discuss with your family and friends.
visiting the site to take levels, record site dimensions, locate site features while also taking in the atmosphere and surrounding environment.

3D Visualisations

Some people are naturally able to view a 2D plan and know how the areas relate, other find this difficult so to help, we produce floor plans and three dimensional views of your home and using our CAD system and the latest computer generated modeling we can walk you around and through your home prior to any construction starting, removing the guess work on your part or struggle to image the end result.

Building Consent Documentation

This is the technical documentation that is submitted to council in your application for a building consent. We do not skimp on information here and believe that a good comprehensive set of documents not only helps the consent process to run smoother, but also assists the builder on site reducing his time interpreting the drawings or documentation.

Generally our documentation consists of:

Site plan,
Roofing plan,
Elevations,
Existing plan
Outline Specification

Floor plan,
Foundation plan,
Sections,
Existing Elevations
Plumbing and drainage plans,

Bracing plan and schedule,
Details,
Floor framing plans
Manufacturers information.

We recommend that before you engage a designer to check the quality of their work.

Contract Administration/Project Management

We can assist you in obtaining competitive quotes by tendering the project, or we can direct you to builders that we know have produced first class jobs, are reliable and easy to get on with.

We can provide further documentation that better defines the project eliminating builders guess work by adding the following:

Electrical plan,
Hardware schedule,
Finishes schedule,
Full specification

Lighting plan,
Plumbing schedule,
Colour schedule,
Window and door schedule.

Reflected ceiling plan,
Floor coverings plan,
Joinery drawings,

We can set in place an independent contract that is not weighted towards the builder as in some contracts and will administer the contract impartially, reviewing variations, addressing any queries, keeping an eye on cost control, holding regular site meetings with all parties, reporting on progress and checking work claimed for has been completed.

This allows you not to be engulfed in time consuming decision making however it still allows you to be informed on what is happening. It also makes sense to have the designer follow through his design to completion to truly capture original intent and ensure it flows throughout your project allowing the design not to be compromised.

Custom Build Design

In Today’s society often differences are celebrated. We are unique, we live, look, think and act differently to our neighbour, and properties are the same they are unique. Why shouldn’t we expect a house or building structure suited to our individual tastes, our environment and life style.

The concept stage is where we discuss, extract and interpret your needs, wants and dreams.

We will:

Produce preliminary sketch designs (tailored to you, a one off design),
Sit down with you, listen and discuss the design then refine it, so together we are both are happy to continue.
Produce a concept floor plan with a 3D view which you can further discuss with your family and friends.

Standard Design Options

We also have a range of custom house designs which we are adding to frequently that suit those on a tight budget. We can provide you with the building contractor and a fixed quote to encompass the whole project that is very competitive in today’s market. Fire Design

We undertake fire design for commercial buildings when they need altered or if there is a new project. We compile a report that take into account the means of escape and protection of property issues. This helps us with the design and ensures it complies.

Commercial and Residential

AdMore Designs Ltd also offers Commercial, Industrial and residential design and documentation for all new and alterations projects and can arrange Structural Engineering services, Mechanical and Electrical Consultants, Schedule of quantities and resource consent documentation to be undertaken when needed.

Fee Structure

We are most happy to discuss our fees with you; however we do ask to see the site, existing structure, if applicable, and have an initial meeting to discuss your requirements. This initial meeting is free and allows you to see examples and quality of our work; it also allows both of us to see if we think we can work with each other. We can then discuss whether we undertake the project on an hourly rate, fixed fee or percentage basis.
